How you actually get the licence.
You register for the exam
Online on gov.il, during the registration window, by paying the exam fee. No prerequisite, no school file.
You pass the state exam
25 multiple-choice questions, 2 hours, 60 points to pass. The Brokers Registrar holds at least two sessions a year.
You get your licence
The Registrar checks your record, you pay the licence fee, and you are registered: you can practise.
No school, no degree, no internship. The Real-estate Brokers Law (1996, s. 5) requires only that you pass the exam. Private schools exist; they are not mandatory. Rishayoni gives you the course, the past papers and the training to pass on your own.

The heart of the exam (8–10 questions per session). The Real Estate Brokers Law, 5756-1996, and its regulations govern the licence, the written order, exclusivity and the broker’s ethics.
The licence (רישיון תיווך)
Conditions: age 18, Israeli resident (or authorised foreigner), no recent disqualifying conviction, passing the exam AND paying the annual fee (אגרה).
Passing the exam is not enough: without the אגרה paid, the licence is not in force — brokerage acts done without a valid licence give NO right to a fee, even if regularised afterwards.
A company may provide brokerage services, but the essential acts (showing the property, negotiating) must be performed by a holder of a valid licence — otherwise, no fee.
Exam traps
“He did everything, he deserves his fee”: NO without a signed written order. The exam loves this trap, which comes back almost every session.
A final price different from the asking price does not deprive the broker of his fee if he was the effective cause.

Replacement home: the “single dwelling” brackets survive
A buyer of a replacement home keeps the single-dwelling purchase-tax brackets if the previous only home is sold within the statutory window. The official key accepted two answers (א: 24 months, ד: 18 months) — the deadline changed across legislative amendments, hence the double validation.
